A historic university city famed for dreaming spires and leafy streets has claimed the title of home to the UK’s most expensive residential street outside London, with average house prices pushing close to £6.7m.

Charlbury Road in Oxford tops the national rankings, according to new analysis by mortgage brokers Mortgage Lane, which examined around 3,000 recent property listings across each of the UK’s 40 largest cities using data from the OnTheMarket platform. Homes on the street are selling for an average of £6.68m, placing it well ahead of rivals in other major cities.

The finding comes as many industry experts predict a strong start to the housing market in 2026, despite ongoing affordability pressures.

In comparison, the average UK house price currently stands at £270,000, based on December 2025 figures from the Office for National Statistics.

Average monthly rents are also far lower, at £1,366 across the UK and £1,422 in England.

Charlbury Road’s eye-watering price tag reflects Oxford’s enduring appeal. The street combines large period homes, mature green surroundings and close proximity to Oxford University, whose global reputation continues to attract wealthy buyers from the UK and overseas.

Easy access to the city centre, top-performing schools and scenic open spaces has helped cement Oxford’s position as one of the most desirable – and expensive – places to live.

Renowned globally for Oxford University, the city combines centuries of architectural heritage with thriving academic, medical and technology sectors.

That mix continues to attract wealthy buyers, academics and international investors seeking long-term stability as well as prestige.

Oxford’s dominance does not stop there. Hids Copse Road, another sought-after address in the city, ranked fourth nationwide, with average property values of £4.25m.

Like Charlbury Road, it benefits from a blend of privacy, greenery and access to Oxford’s cultural and academic amenities, underlining the city’s strength at the very top end of the housing market.

Elsewhere, Kings Road in Reading took second place overall, with homes averaging £6.45m, buoyed by strong transport links into London and a growing local economy. 

North Mossley Hill Road in Liverpool ranked third at £6m, popular with affluent families seeking large homes in established neighbourhoods.

The rest of the top ten reflects the spread of high-end property beyond the capital. Westbourne Road in Birmingham and Aspley Woods View in Milton Keynes shared joint fifth place at £4m, while Navaron House in Leeds (£3.88m), Furze Hill in Croydon (£3.85m), Woodlands Drive in Leeds (£3.8m) and Haywood Lane in Birmingham (£3.75m) completed the list.
